Located on the site of the former Hartley Centre on Barking Road in the heart of East Ham, the new Noele Gordon House combines a 1,650 sqm community health centre with two blocks containing 75 affordable one and two bedroom homes for later living.

Designed according to principles outlined in Housing our Ageing Population Panel for Innovation (HAPPI), the new homes will offer high quality accommodation to elderly council tenants and helping to free up existing homes to families on Newham’s waiting list. 100% of the new homes will be genuinely affordable, at London Affordable rent levels.

Mæ’s scheme consists of two blocks, one nine and the other seven storeys tall. The first two floors will accommodate a new community health centre with space for 2 GP surgeries, while the upper floors will contain flats for those aged over 55.

A communal lounge and landscaped garden for the residents is located on the third floor between the two residential blocks. In addition, all the apartments will feature private balconies offering views over the garden and the adjacent streets.

At the back, the taller block will step down to meet the two-storey residential buildings on Hartley Avenue. The elevations will use a pale red brick for the plinth and darker brick on the upper portions, reflecting the buildings in the area. Balcony balustrades wrap around the corner of the building, and are in a contrasting white reflecting the palette of civic buildings in the area.

All the apartments are designed to conform to HAPPI recommendations, including level thresholds, generous circulation space, accessible furnishings and flexible layout that will accommodate live-in carers if and when it becomes necessary.

Mayor of Newham Rokhsana Fiaz officially marked the topping out of Noele Gordon House in #EastHam. The development, on the former Hartley Centre site, will contain 75 high quality later-living council homes specifically designed for London Borough of Newham residents over 55 on the housing waiting list, alongside a 1600sqm health centre.

The homes at Noele Gordon House are designed to industry leading HAPPI (Housing an Ageing Population Panel for Innovation) principles which meet the needs and aspirations of older residents. The 75 homes will provide older council tenants with an opportunity to downsize into more manageable homes. This in turn will help free up more family homes for those on Newham's housing waiting list.

Work begins on the new Noele Gordon House site in East Ham Project Update

Work has begun on site of the former The Hartley Centre. Noele Gordon House is a 1,650 sqm community health centre with living accommodation above for elderly residents in Newham.

Working alongside a great team, the 75 ‘later living’ homes for the over-55s in two new blocks in East Ham comprise 55 one-bedroom and 20 two-bedroom flats, exclusively for people over 55.

Improvements to the public realm will also be started, including additional planting along Barking Road and Hartley Avenue, pavement widening along Hartley Avenue, as well as new cycle parking and benches off Barking Road.

Mæ and Populo Living have received planning permission for Noele Gordon House in East Ham for the London Borough of Newham.

Located on a currently empty site in the heart of East Ham, the new centre combines a 1,650 sqm community health centre with 75 homes for later living. Designed according to principles outlined in Housing our Ageing Population Panel for Innovation (HAPPI), the new homes will offer high quality accommodation to elderly council tenants and help free up existing homes to families on Newham’s waiting list. 100% of the new homes will be genuinely affordable, at London Affordable rent levels.
