St Mary Newington Close is a contemporary almshouse development in Walworth, for Southwark Charities. Providing 71 one-bedroom flats for older people, the scheme combines high-quality homes with generous communal areas, embracing the almshouse ethos of safety, dignity and community in later life.


The building is arranged in a horseshoe around a south-facing courtyard garden, creating a sheltered green space at its heart. A robust brick frontage addresses the urban context to the north, while lighter façades open to green spaces to the south. The material expression reinforces this dual character, responding to surrounding listed buildings and the adjacent green spaces of Surrey Square Park and Nature Garden.

Following HAPPI principles, the scheme provides several high-quality shared spaces, including the courtyard garden, ground floor residents’ lounge, hobby room, rooftop lounge and terrace. Deck access routes connect homes and encourage informal encounters, helping foster neighbourly interaction while allowing residents to live independently.
