Mæ have designed a 351 new rental homes, including 40 per cent affordable housing. The Cockfosters scheme lies on the end of the Piccadilly line, sitting on the edge of the London Borough of Enfield, to the east of Chipping Barnet in North London.

Connected Living London, the joint partnership and venture between Grainger plc and Transport for London, appointed Mæ in collaboration with Hawkins\Brown and JCLA to design the masterplan which provides the opportunity to deliver new homes for rent across four buildings. The complex will deliver rental homes as well as amenity for residents, spacious commercial units, secure cycle storage, improvements to public realm as well as further functional space for Transport for London.

The scheme will also comprise 4,000sqm of green open public space for the surrounding residents and community of Cockfosters, adjoining to the current former extensive grounds of Trent Park Country House, expanding the impact of the scenic Trent Park landscape.

The redevelopment will be carried out across 1.36 hectares, contributing a combination of one, two and three-bedroom properties. These new homes will have direct access to on-site amenities such as a gym facility, reception area and residents lobby and lounge.

The homes will be in immediate distance from the convenience and resource that currently sit on Cockfosters High Street and will benefit from the excellent transport connections into Central London.
