Mæ are creating an extra-care facility with 121 residential flats intended for local elderly people, and a community centre on the Aylesbury Estate in Southwark. The Aylesbury Estate regeneration, is one of the largest estate regeneration schemes in Europe, which will deliver 4,200 new homes.


The building compliments the wider masterplan for the area, and sits between Westmoreland Square and a new urban park. The architecture builds on the patterns and articulation of the housing in the neighbouring Liverpool Grove conservation area.
We have designed the extra-care building as a 21st century alms-house planned around ideas of progressive privacy. From the building entrance, lounge and garden where residents can socialise in large groups, to generous landings where neighbours can meet or generous apartments where residents can retreat for privacy.
Close attention has been paid to designing accommodation to meet HAPPI principles, Lifetime Homes Standards and Stirling guidance and cater for different care needs such as dementia or residents with impairments whilst avoiding an institutional feel.
