Grahame Park is Barnet’s largest Estate. The 1960s estate will be redeveloped to create three neighbourhoods with associated parks, play areas, shops and facilities. The design promotes family housing in low to mid-rise buildings.
Mæ are appointed, by Genesis Housing Association, as lead designer for the latest phase comprising 1,083 homes. This follows our previous work masterplanning the wider neighbourhood of 2,161 mixed tenure homes and with mixed use facilities, which was adopted as Supplementary Planning Guidance.
The latest phase is planned around a traditional street pattern and a green infrastructure of tree lined streets, park and public green spaces. A mixed-use hub building with community space, health services and childrens' nursery, also designed by Mæ, sits alongside local retail and commercial uses to form a neighbourhood centre.
The homes have been designed around the idea of a 21st century pattern book comprising mansion blocks, villas and terraces. The technique offers a means of creating character, identity and familiarity – with efficiency– for the neighbourhood; a technique used by the likes of James Gibbs in the 18th century for the great estates of central London.
